- No pets allowed. A $500 non-refundable fee and potential eviction apply if a pet is found on the premises.
- Smoking, vaping, or using electronic cigarettes is prohibited inside the property. Violations incur a minimum charge of $1000.
- Maximum occupancy must be followed. Unauthorized events, parties, or commercial use are not permitted and may lead to eviction and forfeiture of payments.
- The lead guest must be at least 21 years old and present during the stay. Booking under false pretenses may result in eviction and forfeiture of payments.
- The property may have exterior security cameras.
- Guests are responsible for any damage or excessive dirt and must report damage immediately. Charges for repairs, replacements, or cleaning are payable upon receipt.
- Smart home technology may be used to monitor noise levels. Excessive noise leading to neighbor complaints may incur a minimum $500 charge in addition to any law enforcement fines.
- Use of pools, lakes, and hot tubs is at your own risk with no lifeguards on duty. Additional charges apply for hot tub or pool heating and any necessary cleaning or damage repairs. Bath towels from the property are not to be used in these areas.
- Guests must understand and adhere to HOA rules regarding parking and facility use. Non-compliance may result in fines or eviction.
