House Rules

• Smoking is not permitted at the property.
• Parties, events, and gatherings require written approval.
• Guests are expected to be respectful of the property, neighborhood, and nearby residents.
• The primary renter must be at least 25 years old.
• Maximum occupancy is 10 guests, including up to 6 adults and 4 children aged 6 or under.
• Overnight guests must use approved sleeping arrangements; couches and air mattresses are not permitted for additional occupancy.
• Pets are only permitted with prior approval.

Noise and Neighborhood

• Guests must follow the local noise ordinance at all times.
• Loud noise is restricted between 10 pm and 7 am and must not be audible 25 feet from the property line.
• From 7 am to 10 pm, noise must not be audible more than 50 feet from the property line.
• A $500 fine applies if management is called due to a noise complaint.

Parking and Trash

• Vehicles must be parked only in the garage, carport, or designated driveway spaces.
• Parking on the street, neighboring driveways, swales, or lawns is not permitted.
• Trash and recycling bins must remain in their designated location until collection day.
• Bins should be placed out after 6 pm the day before collection and brought back before midnight on collection day.
• A $250 trash removal charge applies if bins are overflowing on departure due to missed collection.

Safety and Local Regulations

• Guests are responsible for safety around pools, hot tubs, docks, and waterways, especially when children are present.
• Wildlife must not be disturbed, including during turtle nesting season.
• Beach access may be limited at times due to coastal conditions.
• Registered sex offenders are not permitted within restricted areas defined by local law.
• Guests and visitors must follow all property and local rules; violations may result in removal from the property without refund, and any citations or fines are the guest’s responsibility.
