- No smoking is permitted inside the property. Violations will result in a $300 smoking fee, loss of the security deposit, and liability for fire or property damage.

- Parties and events are prohibited without prior written approval. Unauthorized gatherings will result in fines.
Noise and Neighbors
- Quiet hours are enforced from 9 PM to 8 AM. Non-compliance could result in fines up to $10,000.
- No external speakers or sound systems are allowed.
Trash and Cleanliness
- All trash must be disposed of in the bear box 100+ feet down the hill. Leaving trash inside or in the garage incurs a $40 removal fee and may attract bears, with any damage billed to guests.
Accessibility and Safety
- The property includes numerous stairs and a steep terrain, which may not be suitable for elderly guests or those with mobility challenges, especially in winter.
Parking and Vehicle Requirements
- One garage parking spot and two additional driveway spaces are provided. Long-bed trucks or extended-wheelbase vehicles may require careful maneuvering.
- 4WD is required during winter conditions. Parking on the street is strictly prohibited.
Use of Amenities
- Guests have access to two kayaks for use on Donner Lake.
- Use of the fireplace and board games is available for guest enjoyment.
