This beautifully restored stone farmhouse combines traditional charm with modern comforts, carefully preserving its original character through the use of local materials such as stone, marble, and terracotta.

Located in the picturesque village of Filetto, just a few minutes from Villafranca in Lunigiana, the villa provides complete privacy while being ideally positioned for exploring some of Tuscany’s most famous destinations, including Carrara, Cinque Terre, Pontremoli, Lucca, Pisa, and Florence.

The two-storey home features a bright and spacious living area with a corner bar, dining space, relaxation area, TV area, and decorative fireplace. The well-equipped kitchen showcases traditional Tuscan design with a marble sink and worktops, while offering direct access to the covered portico and outdoor dining area. The ground floor also includes a laundry area, a double bedroom with access to the pool area, and a bathroom with a whirlpool bath. Upstairs, guests will find a further double bedroom, a twin bedroom, and a bathroom with shower. Air conditioning is available in the bedrooms only.

Surrounded by approximately 8,000 sq m of private, fully enclosed gardens, Villa Elsa provides a tranquil outdoor setting with expansive lawns, colourful flowers, aromatic herbs, mature trees, and shaded areas perfect for relaxing. Guests can enjoy al fresco dining beneath the covered portico, prepare meals using the traditional pizza oven and barbecue, cool off in the private swimming pool, all while taking in the beauty and tranquillity of the Tuscan countryside.

Swimming Pool

The pool is located at the back of the house and can also be reached directly from the ground floor bedroom. Rectangular, it measures 12 x 5 m with the depth varying from 1,50 to 2,5 m. Lined in light-blue PVC, the pool has chlorine purification and a ladder for access to the water. The border is in stone, as is the paving of the sunbathing area surrounding the pool which is equipped with sunbeds, deckchairs and umbrellas. The pool is available from the last Saturday of April to the first Saturday of October.
