House Rules

• The lead guest must be at least 25 years old.
• Reservations should include the full and correct guest count. Occupancy limits are strictly enforced, with space for up to 10 adults and 14 guests in total including children.
• The home is best suited to a peaceful stay in a quiet residential setting, so guests are expected to be considerate of the property and surrounding neighbors.
• Parties, events, and gatherings are not permitted unless written approval has been given in advance.
• Approved pets are welcome. To help keep the home comfortable for everyone, pets should stay off furniture and bedding, not be left unattended unless crated, and must be kept out of the pool and bathtubs. Guests are also expected to dispose of pet waste and remove pet hair.
• Smoking is not allowed inside the property. Evidence of indoor smoking may result in a minimum $500 charge.
• All guests and visitors are expected to follow the property rules and local vacation rental regulations. Breaches may lead to removal from the property, and any related citations or penalties remain the guest’s responsibility.

Noise, Parking and Outdoor Use

• Quiet enjoyment of the neighborhood is important. Audible noise should be kept within acceptable limits, especially between 10 pm and 7 am.
• A noise monitoring system is installed, and sustained excessive noise may lead to immediate removal from the property without refund.
• If management is required to respond to a noise complaint, a $500 fine may apply.
• Parking is limited to the garage, carport, or designated driveway spaces. Parking on the street, on lawns, or in neighboring driveways is not permitted.
• Trash and recycling should remain in their designated location except on collection days. If bins are left overflowing at departure, a $250 trash removal charge may apply.
