- No smoking anywhere on the property. Violators will incur a $300 smoking fee and liability for any related damages.
- Pets are allowed with prior approval and an additional fee of $150 per pet. Unauthorized pets will result in a $500 fine per pet.
- Total guest count, including infants and babies, must adhere to the specified occupancy limit.
- Events or parties are prohibited without prior written approval and may involve an additional fee. Unauthorized events will be shut down and fined.
Noise and Neighborhood
- Quiet hours are enforced from 9 pm to 8 am. No external sound systems are permitted.
- Breaching noise ordinances could result in fines up to $10,000.
Use of Amenities
- Pool heating is available upon request between October 1st and April 30th and must be arranged 24 hours in advance. Actual pool temperature cannot be guaranteed and depends on weather conditions.
- Boat parking is not permitted; only 3 vehicles may be parked horizontally in available spaces.
Additional Warnings
- Construction noise may occur in the area, which is beyond the property's control.
- Cable and WiFi service can occasionally be intermittent due to the island location.
- Guests may encounter seasonal mosquito and pest activity; properties are regularly treated by pest control services.
