- No amplified sound is permitted outside at any time.
- Events or parties are not allowed without prior written approval and an additional fee.
- Maximum of 10 overnight occupants.
- An additional 5 daytime guests are allowed.
- No smoking inside the property; violations will result in a $300 smoking fee and possible forfeiture of the security deposit.
- Undisclosed pets brought into the home will incur a fine of $500 per pet.

Use of Amenities
- Pool and spa heat must be requested at least 48 hours in advance and are available for an additional fee (not available May to September).
- The pool and spa can only be operated in one mode at a time: either "Pool Mode" or "Spa Mode."
- All wood-burning or solid-fuel burning fire pits, fireplaces, and BBQs/grills are strictly prohibited during Santa Rosa's declared wildfire season.
- The garage door must be opened manually until the motor is replaced.
- The property does not have air conditioning.
