- Service animals are allowed, but bringing undisclosed pets without prior approval will incur a fine of $500 per pet.
- No smoking inside the property. Violating the no-smoking policy will result in a $300 fee, forfeiture of the security deposit, and liability for any fire or property damage.
- No amplified sound permitted outside at any time.
- Quiet hours must be observed between 9 pm and 8 am.
- Maximum of 8 overnight occupants.
- An additional 4 daytime guests are allowed at the property.
- Events or parties are not allowed without prior written approval and an additional fee; unauthorized events will incur fines.
- No pets allowed.
Use of Amenities
- The pool is not heated and does not have a heater.
- Firewood is not provided; guests should bring their own.
- During Santa Rosa's declared wildfire season, all wood-burning or solid-fuel burning fire pits, fireplaces, and BBQs/grills are strictly prohibited.
- AC temperature should not be set below 72 degrees for extended periods of time to prevent HVAC maintenance issues.
- The backyard furniture has been updated, and current photos do not reflect the new setup.
Fines and Penalties
- Noise ordinance violations can result in fines up to $10,000 per violation.
- Unauthorized pets will incur a $500 fine per pet.
- Unauthorized parties or events will be shut down and fined.
