Description
Villa Silvia is an elegant Art Nouveau residence located on one of the rolling hills surrounding the delightful borgo of Peccioli, in the province of Pisa. The property, recently restored with style and elegance, combines traditional Tuscan materials, such as: terracotta, wood, pietra serena, marble and travertine, with the owner's taste for beauty, giving shape to one of the most beautiful homes in the area. The structure has two floors, both air-conditioned, with charming bedrooms, large bathrooms, cosy living areas, a large shady garden and a swimming pool equipped with all comforts overlooking the borgo of Peccioli. Villa Silvia is the perfect destination for a family reunion or for hosting groups of friends wishing to spend a relaxing stay in a peaceful setting. The strategic position of this property allows you to quickly reach the main tourist destinations such as: Florence, Pisa, Lucca, Casciana Terme, Volterra, as well as the Tyrrhenian coast with its renowned golden beaches, like Tirrenia and Marina di Pisa. The villa is an excellent starting point for cycling trips or a place for those who just want to unbend in the large garden, with cosy areas in contact with nature, enjoying its bucolic atmosphere that invites relaxation. About 20 minutes away, for wellness enthusiasts, is Casciana Terme with its outdoor thermal pool, while golfers can get to the Castelfalfi Golf Club, with the best 27 holes in Tuscany, in just 30 minutes.
Villa Silvia has two floors for a total area of about 400 sqm.The large entrance door on the ground floor leads, on the right, to the living room furnished with large comfortable sofas and completed with a smart TV, while to the left of the entrance is a small reading room with fireplace (to be used only in winter). Continuing on, you come to a large open-plan space with a big, bright dining area adjacent to the kitchen area, furnished in a modern style and equipped with everything you might need to prepare typical Tuscan dishes.
French windows give access to the garden. The ground floor is completed by a double bedroom with en-suite bathroom with shower and tub and a guest bathroom with washer-dryer. From the entrance, stairs lead up to the first floor, composed of a double bedroom with king size bed with en-suite bathroom with shower and tub, a second double bedroom with en-suite bathroom, also with shower and tub, a third double bedroom with en-suite bathroom with shower and a twin bedroom with adjacent bathroom with tub.
The park around Villa Silvia covers an area of about 2000 sqm. Just past the access gate is the parking area adjacent to the property, shaded by centuries-old pine trees. The entire garden around the perimeter of the villa is covered in white gravel and enriched by a variety of vegetation such as cypresses, cedars of Lebanon, maritime pines, strawberry trees and laurels to guarantee privacy of the guests. In the space in front of the entrance door is a living area, furnished with wooden sofas and shaded by centuries-old pine trees. Continuing on the side of the property, a white stone path leads to the pool area, fully-equipped and completed with a table for outdoor dining with mobile BBQ and pizza oven. N.B. Please note that photo shoots are usually carried out in spring, so the colours and blooms of the gardens, lawns and parks may be different when you enter the villa.
